Tenant Screening & Tenancy Agreement

  • We preform extensive previous landlord checks, employment checks and credit checks for prospective tenants
  • Prepare tenancy agreement and all necessary forms needed for tenant move in. (Form K, building rules, etc.)
  • Collect initial move in fees (1st months’ rent and deposit in secured funds)

Inspections / Maintenance

  • Conduct Move In and Move Out inspections with tenants; fill out proper forms to ensure condition of the property is documented.
  • Quarterly Inspections of your property to ensure the property is well maintained
  • On call 24/7 for any maintenance issues and emergencies. Deal with all maintenance issues quickly, and ensure property owner is informed.

Accounting

  • Collection of rent, and disbursement of rent via direct deposit.
  • Monthly owner statements
  • Hold on to security/pet deposits in a trust account and return it at the end of tenancy in accordance with the residential tenancy act with the appropriate interest and less any approved damage/cleaning./li>
