Building Maintenance

Completing frequent site visits to your building and meeting with maintenance/cleaning staff to ensure high quality service.
Assisting the strata council with implementing a maintenance program for the building. Co-ordinate and monitor the quality of the work and performance of contractors, suppliers or employees. Ensure that hired contractors have proper insurance and work safe BC
Make and sign contracts on behalf of the Strata Corporation
Place orders for and purchase supplies, in the name of the Strata Corporation
Assist the council in long-term planning for maintenance and capital projects.
Ensure that all tradesmen working for the Corporation are properly and adequately covered by WorkSafeBC and Liability Insurance.
To tender repair work to 3 contractors in order to obtain the best quote.

Depreciation Report

Coordinate the hire of a qualified company to prepare a Depreciation Report for the building and ensure the required updates every 3 years as per SPA.
Make recommendations to Strata Council as to the financial long term planning through the Contingency Reserve Fund and Capital Expenditures.

Council Meetings and AGM Meetings

Arrange and facilitate all Council, Annual General Meetings & Special General Meetings
Prepare and distribute professional looking meeting minutes

Bylaws & Rules

Enforce bylaws and rules through the distribution of warning and infraction letters
Administer fines for bylaw contraventions
Administer liens for delinquent owners

Legal Proceedings

Assist strata council in legal proceedings
Sign and provide owners notice to repair or maintain their strata lots in a timely manner
Act on behalf of the Strata Corporation, and direct council, to comply promptly with any and all orders of requirements.

Insurance Coverage

We ensure that the Strata Corporation obtains and maintains liability insurance to insure the strata corporation against liability for property damage and bodily injury. We source the best rates through our portfolio buying power.

24 Hour Emergency Service

We provide, at no cost, 24-hour emergency service in the event of a strata related emergency in the building. Our call center can assist on all matters of any emergency and an agent is always on-call to assist as required.
